REAL ESTATE MARKET 2023: Developments in Harghita county

According to the data published by the National Agency for Cadastre and Real Estate Advertising, at the end of May in Harghita county, 691 properties were sold. Of these, at the end of May, 192 extra-urban agricultural plots and 15 non-agricultural extra-urban plots were sold. Occupying the 13th place out of 42 counties in the country.

Also, the sale of inner-city land with the existence of a construction amounted to 240 buildings, while the sale of inner-city land without construction was 138.

18 counties recorded greater decreases in the number of mortgage loans than the one reported by Cluj county, in Harghita county the evolution of active mortgages for individual units registered an increase of 18.06%. for the period January-April 2023 compared to the same period of 2022. However, the county accumulated less than 400 credits in the first four months of the year.

The influencing factors for the decline in the number of mortgages were inflation and interest. Along with high inflation, interest rates on loans have increased against the background of the gradual increase in the monetary policy interest rate by the National Bank of Romania.

 All this time, however, real estate prices, on the contrary, increased in the fourth month of the year, but comparatively speaking, the difference between the prices at the current time and the prices of last year is rather small. In almost all cities, the volume of transactions decreased significantly, but prices, on the contrary, increased.

In the short term, a stabilization of the economic situation is expected: the National Bank of Romania recently decided to maintain the monetary policy interest rate at 7%, which should lead to a stabilization of mortgage interest rates and, implicitly, installments. Also, the annual inflation rate decreased from 14.5% in March to 11.2% in April, and Mugur Isărescu, the governor of the BNR, anticipates a decrease in inflation to around the 7% threshold at the end of this year.
